Stage 1 - Concept Design
Brief: We’ll put together a design brief outlining both your stylistic and functional requirements. A detailed understanding of your routine and style preference allows us to carefully personalise your home design, curating an interior that flawlessly adheres to both your taste and your lifestyle.
Survey: Black and Milk will visit your home and carry out a detailed survey of the spaces. We will then create a digital model of your home and start working on the general arrangement plans to fit your requirements.
Style Quiz: We develop a personalised Style quiz and run a workshop with you and members of your family to form a clear vision of your future home.
Draft Budget: Once the general arrangement plan, stylistics and the scope of work have been confirmed by you, we will put together a draft budget and execution program to give a clear understanding of the costs and timeline. These documents will be continually updated throughout the project, providing you with full visibility and control.
Stage 2 - Detailed Design
Mood-boards and Workshops: Following the confirmed Concept Design, we prepare the mood board options for each space. After a number of thorough workshops with you, we’ll make a final decision on all items within the scheme. This may include; loose and fitted furniture, décor, lighting, joinery, kitchen, sanitaryware and finishes. We will guide you through this complex but exciting process to create a truly personalised home.
3D Visualisation: We’ll work with our 3D artist to bring the design to life and ensure all elements of your new interior work well in the architecture of your space. This phase gives you a clearer visual of your future home, and allows for any final adjustments to be made.
Technical Documentation: Once the design has been signed off, we will prepare and issue all technical documentation for a successful execution of the project. This will include all technical drawings, work schedules, custom item details and the specification of every product. During this stage, we will finalise the budget so you’ll have complete cost transparency.
Stage 3 - Implementation
Project Management: Black and Milk will be the sole point of contact between clients and those involved in the project; from management companies to planning officers and builders. We have established close relationships with different contractors over the years, all of whom share our ethos of a professional, flawless delivery.
Our project management phase includes:
-Preparing and maintaining an accurate project budget to ensure appropriate cost control
- Obtaining all required permissions to carry out the work
- Tendering the work and tender analysis
- Appointing all relevant contractors
- Chair meetings between appointed teams
- Periodic site inspection to monitor progress and resolve queries
- Synchronising project programme with the procurement activities
- Building contract administration services that include: contract valuation for interim payments and management of contract variations.
Stage 4 - Sourcing and Installation
Procurement: Black and Milk work directly with craftsmen and manufacturers to source the best quality pieces within our client’s budget and taste.
Our team takes care of everything; negotiating the best prices, order management, overseeing the manufacturing of custom items, transport, warehousing, insurance, exchanging damaged items and installation on site.
We purchase products and materials at trade prices with volume discounts. Our close buying relationships with many brands and manufacturers allows us to source products with discounts of up to 50%.
Our procurement model is honest and fully transparent. We negotiate the best discounts and pass these on to you. In exchange, we charge a flat procurement fee.
Stage 5 - Styling
Our final styling phase will bring your home together and make your space unique. From houseplants to artwork, photos of loved ones and tableware, it’s the carefully chosen decorative items that add warmth to your space. We can be as involved as you like at this stage, sourcing artwork and practical items from our ever-expanding trusted supplier list, or giving you the space to add your own stylistic touch.
